Who is custodianship for?
Owners of vacant or periodically occupied Perth residences who need a dependable local presence. Authorised estate representatives can also enquire. Occupied, tenanted or disputed-access properties require individual review.
What does each attendance cost?
Essential Custodianship is $175 per attendance, up to 30 minutes. Professional Custodianship is $195 per attendance, up to 45 minutes. Executive Custodianship is $245 per attendance, up to 75 minutes, for the published standard scope. Trade Access is $215, up to 60 minutes.

Can I arrange one visit?
Yes. There is no minimum number of visits or mandatory subscription. Arrange one attendance or an agreed series, paid in advance.
Is a separate bin return included?
Bin return during a booked attendance is an included practical task within the agreed scope and time available. Choose Separate Bin Return, $125, where a different day and a separate property attendance are required. Any applicable travel charge is shown before payment.
What will my report contain?
Attendance times, agreed task outcomes, relevant photographs, visible observations and matters requiring your decision. It is sent by the end of the next business day.
Is this a building inspection or security service?
No. Observations are visual and limited to agreed accessible areas. They do not identify hidden faults, certify safety or replace a technical inspector or licensed security provider. Security patrols, alarm monitoring and emergency response are outside the service.
Can you give trades access?
Yes, under written authority. We record attendance and carry out agreed entry, presence and lock-up tasks. You engage, instruct and pay the provider. We do not supervise technical work, approve variations or assess workmanship.
When is my booking confirmed?
Eligible standard bookings are confirmed after successful payment. Enter your property address, choose your service, attendance dates and tasks, complete the required property details, review the total and accept the terms and service scope before paying.
You choose the days; we arrange the attendance times. Vacancy dates do not create extra attendances. We contact you after payment to complete secure property-access arrangements before your first attendance. Straightforward Executive Custodianship and Trade Access bookings follow the same immediate payment flow. Complex properties or requirements needing individual assessment use Tailored Enquiry.
What happens if a concern is observed?
We record and communicate visible concerns promptly when safe. You decide the next step and authorise any further work. Immediate danger may require contacting emergency services.
How are cancellations handled?
Your agreed cancellation terms apply, taking account of notice, completed work and costs already incurred, subject to applicable consumer rights.
How do I provide keys or access codes?
Please do not submit access codes, passwords or identity documents through the public form. After payment we arrange a separate restricted process for essential access and authority information.
